THE PROPERTY The unit is in the Cedar Building of the beautiful Streamside at Vail property. Streamside consists of a group of five buildings sharing a common clubhouse area where you'll find indoor/outdoor pool, hot tubs, steam room, handball court, lounge, fitness facility, and game room. Right in front of Cedar is another hot tub for your convenience. Grill areas are available onsite as well. Private shuttle buses are available throughout the day to take you to the Lionshead area of the town of Vail. Vacation Resorts International has recently assumed management of the Cedar building and the Aspen building. The clubhouse and the other three villas are managed by Marriott. Between them, you can be assured of unparalleled quality of your vacation experience. Cedar is rated as a Silver Crown resort by RCI, should you desire to trade to other dates or other times within their 3500-resort system. Week 38 is designated as a Red Week for trading purposes. The unit has historically always traded very well. THE UNIT You'll be purchasing Unit 202, an enticing one-bedroom, two-bath villa in the Cedar building. Cedar is a fixed-week building, so you'll have deeded ownership (non-expiring) and annual usage of the same unit and same week year after year. Week 38 begins and ends on Fridays, and it is just about the time the aspens are their most beautiful. For 2007, the dates are September 21st through 27th. The villa sleeps six, with a king bed in the bedroom, and two queen sleeper sofas in the living area. It offers a fully-equipped kitchen and a dining area. Laundry facilities are right in the building. THE DEAL We're wanting to sell by the end of 2006, so we're willing to listen to any reasonable offer. Really! Dues amounts for 2007 have been established at $499.14. In addition, major renovations have been scheduled for the clubhouse, and the unit's share of this will be $310.86. The total commitment for 2007, therefore, is $810.00, truly a value for a week's stay in Vail for up to six people. Of course, all 2006 dues and assessments are paid and current. Your usage and financial commitment will begin in 2007. You can select your own company to perform the closing services, or we can recommend Land Title Guarantee of Vail, assuring you clear title with a warranty deed for your week.
